Thank you for inviting us to provide an up-to-date Appraisal of the above, along with the opportunity to provide
you with our expertise and knowledge of this type of sale.
In an assessment of this nature, it is impossible to be 100% precise, however our advice is based upon research
into the current market and of course our extensive knowledge of selling property and land.
Our advice and recommendations are based on the assumption that the land does not have any restrictive
covenants within the deeds.
If not and based upon location, acreage and potential (along with planning dept. docs. as discussed), we would
recommend marketing at initial asking price of ‘offers in excess of £650,000’ in order to generate maximum
interest.
We recently led discussions regarding a plot of land in a local village where (with the appropriate planning
permissions), negotiations reached approx. £150,000 per plot based upon detached houses of 1,600-1,800 ft2
internally. Although not the exact same scenario, this may provide you with some guide of value following P.P.
being granted. Please note this is not any form of a formal valuation.
When instructed, we would invite ‘sealed bids’ be submitted to us after 8-10 weeks of marketing supported with
source/proof of funding. This marketing period provides all prospective purchasers with ample opportunity to
complete their due diligence before submitting their offer for your consideration.
We also recommend you prepare a conveyance and searches ‘pack’ prior to marketing. We would also advise
that within the contract an overage clause is incorporated. We have recently acted in the sale of a substantial
area of land to Bellway homes and within that contract, we negotiated a significant overage clause. Our
thoughts are that if the land were sold in the future (possibly within a specified time bracket) say 50% of any
enhanced value would be payable back to the current estate. Obviously, this particular clause will need very
careful consideration as too it’s wording, and we are very happy to advise on this in due course.
In this instance, our fee will be charged on a ‘no sale-no fee’ basis at rate of 1.5% plus vat plus of the eventual sale
price, only becoming payable upon exchange of contracts. Please note this fee includes all marketing including,
accompanied viewings if desired, upgraded Rightmove advertisement etc. however, any specialised advertising
costs up and above our usual marketing package would be charged at cost to us and payable upfront.

care programme will be instrumental in securing you a buyer at the best possible price and in the timescales that
you require.
